Fall is here, and more homes are coming on the market. If you’re thinking about selling your home, let me fill you in on what buyers are looking for right now and what you should consider as you determine your price. These are the four main factors for buyers:

1. Location. Think about what city or neighborhood your home is located in and consider the proximity to restaurants, shops, schools, and forms of transportation. Also, think about whether your home is on a busy street or a quiet cul-de-sac.

2. Function. What features does your home have that add to or take away from the usability? For example, a basement-level condo is typically less desirable than a top-floor unit with no overhead neighbors. Do you have an amazing outdoor space that makes it great for a family to entertain or for kids to play in?

3. Condition. Everyone says they’d love a home to be move-in ready. Take a look at the home systems, like heating and cooling, and make sure everything is in working order. Look at how well the home has been maintained. Has the home been updated to current trends?

4. Price. Buyers will look at recent sales in your area and see how your home is priced compared to those. When thinking about price, you’ll want to find a balance between your desire to make a profit and the buyer’s desire to find value.
