4 Things to Know When Trying to Time Your Move

Today’s buyers and sellers are timing the market in a different way.

Buyers and sellers alike are looking to time their home purchase and sale just right so they don’t have to move twice. How do you know when it’s the right time for your family? While I don’t have a crystal ball, I have learned a thing or two in this business. Before you start the process, consider these four factors to get a better idea of when you should make a move:

1. Every market is different. The national stats don’t necessarily reflect what’s happening in your area or price bracket. Real estate markets can vary even within the same neighborhood. Timing means everything because it can impact your sale price and subsequent offer. If you’re relocating to a new area, it’s best to work with an agent who has a nationwide network of referral partners like we do.

2. Interest rates are expected to change. Most people need a mortgage to purchase a home, so knowing what’s going on with rates can only help you. Though rates have been historically low for a few years, they are expected to increase in 2022. Locking in an interest rate before you begin your home search will allow you to quickly buy quickly when you find your next house.

3. Seasons may impact the market, but don’t jump the gun. Traditionally, spring is the strongest season for home sales, but it also brings out the most competition. Today’s buyers are looking at homes year-round. Don’t try to time the market based on old assumptions about the “right” time to list. Inventory is so low that buyers are searching all the time. It’s more important to time your sale by showing your home in its best condition at the right price. That will get the most for your home in any season.

4. Money isn’t everything, but owning a home can bring great wealth. The consultative approach I take to real estate helps me connect with my clients.
